When we inspect a property in person, we are not looking at styling. We assess functionality, build quality, likely maintenance costs, and what can be improved to lift performance. That includes realistic value-add options such as a cosmetic uplift, a structural change to take a home from three bedrooms to four, or longer-term upside like a granny flat or dual income setup. The goal is simple: stronger rental yield now, and better capital growth over time, based on what is achievable.
